First-time buyers
Clear guidance on deposits, affordability and what the monthly cost really is.
Find out more →Bootle
Bootle is where a first home is often genuinely within reach, and where a lot of people assume they will be turned down when they would not be. It is worth finding out properly rather than guessing.
I work with a lot of Bootle buyers who are getting onto the ladder for the first time, often with a modest deposit, and sometimes with a credit file that is not spotless. Both of those are far more workable than people expect, provided the application goes to a lender who takes a sensible view rather than whichever bank you happen to bank with.
The area is mostly terraced and smaller semi-detached housing, with ongoing regeneration and genuinely good transport links into the city. That combination also makes it a long-standing area of interest for landlords.

Two things put Bootle buyers off before they start: not having a large deposit, and worrying that a default or a missed payment has ruled them out. Neither is necessarily true. Different lenders weigh a credit file very differently, and some look at your actual circumstances rather than just a score. I will give you an honest assessment of what is realistic now, and tell you plainly if waiting a few months and tidying things up would put you in a much stronger position. I would rather tell you that than put you through a decline.

Find out more →Defaults, CCJs or missed payments in the past do not automatically mean no.
Find out more →For landlords buying or refinancing in the area.
Find out more →Often yes. Many first-time buyers start with a deposit of around 5 to 10 per cent, and a larger deposit generally opens up better rates. The honest answer depends on your income and credit history, which is what a first conversation is for.
It is worth a conversation. Missed payments, defaults and CCJs are assessed very differently from one lender to another, and some will consider your wider circumstances. I will never overpromise, but I will tell you what is genuinely possible.
No. The initial conversation is free and there is no obligation to proceed.
