Liverpool

Mortgage adviser in Liverpool

Liverpool is not one housing market, it is a dozen. A city-centre apartment, a Georgian conversion and a suburban semi in Allerton are three completely different lending conversations. I will point you at the right one.

I work with buyers, movers and landlords right across Liverpool, from the city centre and the Georgian Quarter out through Aigburth, Allerton, Woolton, Wavertree and Kensington. The variety is the point: what a lender will happily do in one postcode they will decline in another, and what suits a first-time buyer will not suit somebody building a rental portfolio.

Being whole of market matters more in a city like this. Rather than being tied to one bank's criteria, I can look across a wide range of lenders, including specialist ones who take a more considered view of flats, ex-local-authority property, new-build apartments or a less-than-perfect credit history.

Apartments, conversions and lender criteria

City-centre and converted flats are where Liverpool applications most often come unstuck. Lenders take positions on lease length, ground rent and service charges, the number of storeys, the proportion of a block that is rented out, cladding and external wall assessments, and whether it is a new build. Some will not lend at all on certain blocks. This is entirely navigable, but you want to find out before you have paid for a valuation, not after.

Common questions

Do you cover the whole of Liverpool?

Yes. I am based in Waterloo and work across the whole city, as well as Crosby, Bootle, Formby, the rest of Merseyside and the wider North West.

Can you help with a city-centre apartment?

Yes, and it is worth getting advice early. Lenders have firm views on lease length, service charges, block rental levels and cladding. I will check the property is lendable before you spend money on it.

Do you work with landlords?

Yes, including portfolio landlords and limited company purchases. Note that some buy-to-let lending is not regulated by the Financial Conduct Authority.
