Mortgage adviser in Waterloo

Waterloo is where I am based, so if you are buying, moving or remortgaging in L22, I am genuinely local. You can have a proper conversation with someone who knows the streets you are looking at.

I am a CeMAP-qualified mortgage and protection adviser based in Waterloo, working across the whole of Merseyside. Being on the doorstep matters more than people expect: I know the housing stock, I know which lenders take a sensible view of older property, and I am easy to get hold of when something needs sorting quickly.

Waterloo is largely Victorian and Edwardian: bay-fronted terraces, larger period semis on the roads back from the front, and converted flats closer to South Road and the station. Older property is wonderful to live in, but it can throw up valuation and lending quirks that a purely online broker will not warn you about in advance.

Buying a period home in Waterloo

Lenders can be cautious about certain things common in older Merseyside housing: non-standard construction, previous underpinning, flying freeholds in terraces, short lease lengths on conversions, and the odd bit of unlisted alteration. None of these are automatically a problem, but they do narrow which lenders will look at you. I will flag anything likely to cause a wobble before you spend money on a valuation, and steer the application towards a lender who is comfortable with it.

Remortgaging

A lot of local owners simply roll onto their lender's standard rate without realising. It is worth a review before your deal ends.

Protection

Older houses, growing families and bigger commitments. Worth getting the cover right rather than guessing.

Common questions

Are you actually based in Waterloo?

Yes. I am based in Waterloo, Merseyside, and I cover Liverpool, Crosby, Bootle, Formby and the wider North West from here.

Can we meet in person?

Yes. Plenty of clients prefer a face-to-face conversation, particularly for a first mortgage. Phone, video or in person, whatever suits you.

Do you handle older or period properties?

Regularly. Waterloo is mostly Victorian and Edwardian stock. I will tell you early if a property is likely to narrow your lender options, and which lenders take a more flexible view.

“Highly recommend Craig to anyone, helped me and the missus with our first house, called us to explain things every step of the way and put our minds at ease when we were worrying we’d never get accepted for a mortgage as first time buyers. Very knowledgable and professional, always offering support when needed. Appreciate it Craig, all the best!”
