Home movers
Porting versus a new mortgage, borrowing more, and keeping a chain moving.
Find out more →Crosby
I am based in Waterloo, just down the road, and Crosby is one of the areas I work in most. Whether you are moving up the ladder, buying your first place, or your fixed rate is coming to an end, it starts with a straightforward conversation.
Crosby covers a lot of ground and a lot of price brackets, from the terraces nearer Waterloo through the family semis around the village to the larger detached houses towards Blundellsands and Little Crosby. What people are trying to do here varies just as much, so the advice should too.
A good number of my Crosby clients are moving rather than buying a first home, which brings its own questions: whether to take your existing mortgage with you, how much you can genuinely borrow next time, and how to line up a sale and purchase without the chain falling apart.

Moving is the point where most people over-borrow or under-plan. I will show you what is affordable rather than just what is possible, check whether porting your existing mortgage beats taking a new deal, and be honest if the numbers only work at a stretch. If your sale and purchase need to line up, I will keep talking to your solicitor and the lender so nothing stalls at the wrong moment.

Often, yes. Many mortgages are portable, which can mean keeping your rate and avoiding early repayment charges. It is not automatic though, and it is not always the better deal. I will compare porting against a new mortgage properly.
It depends on income, existing commitments, the equity in your current home and the lender. I will give you a realistic figure early, rather than an optimistic one that falls apart at application.

Very knowledgable and professional, always offering support when needed. Appreciate it Craig, all the best!”
